Our comprehensive application process includes collecting drivers’ licenses, vehicle registrations, pay stubs, tax returns, full credit reports with FICO scores, and a minimum of 5 years residential and employment history. When we compiled and organized all we can attain, we submit to the owner for consideration. Property owners ALWAYS make the final decision. Bass River Properties abides by Fair Housing Practices.
When an applicant is denied, we always explain why (i.e. Insufficient income, derogatory references, lack of security) in a respectful manner.
When a tenant has been accepted, Bass River will expedite the process: signing of lease, collecting first month’s rent less deposit and security with W-9, lead paint disclosure (for properties built prior to 1978), statement of condition, issue keys and inform new tenant of need to transfer utilities.
All paperwork and contracts are forwarded to property owner less the rental fee of one month’s rent. This fee is for the successful procurement of a year round tenant.
NOTE: The tenant w-9 form is needed for escrows. In Mass. it is required all security deposits be escrowed in a Mass bank w/in 30 days of move in.
Bass River Properties offers a Tenant Guarantee. If the tenant we placed leaves without just cause during the first 12 months, Bass River Properties will re-rent said unit at no additional cost to the landlord. If the tenant we place needs to be evicted due to non-payment of rent, Bass River Properties will pay all court costs, and assist your attorney by doing the legwork noted in our Evictions Services page.
