When a property owner first approaches us to manage their property, we perform a thorough inspection. We determine its current condition in order to discern what needs to be done immediately and what we can put into an annual budgetary plan in order to maintain and improve the property. We assist with all paperwork, including but not limited to: rental permits (required in Barnstable, Yarmouth, & Dennis), leases, accounting for monies (rental income and disbursements), collecting rents, overseeing and dispatching maintenance calls both routine and by emergency. We deposit proceeds in owners’ banks to accommodate and expedite transfer of landlord funds. We act as liaison between the tenant and the property owner, taking all calls and tending to them.

Management clients are entitled to our escrowing the tenants’ security deposits and last months’ rent with the required documentation.

We tailor the property management contract to suit the needs of the owner.

BRP does maintain maintenance staff including plumbers, carpenters, electricians and more. Maintenance is performed for a fee, based on our contract. However, if you have a preference of contractors, we are more than happy to use your contractor(s).

When a tenant vacates, we will prepare the unit for the next occupant.
